What exactly is a Beam Barn lumber package?

A Beam Barn is a complete all-wood, post-and-beam barn kit cut to order and shipped to your building site. Every package is architecturally designed around true 8" x 8" beams, a tongue-and-groove roof deck, and a full loft framed with 4" x 8" beams, 2" x 6" planed tongue-and-groove flooring, and spindled railing. You will find NO plywood or T1-11 in any Beam Barn lumber package — only rough-sawn white pine framing and kiln-dried tongue-and-groove for the roof deck and siding. The result is the warmth, character, and beauty of real wood instead of another metal pole building dotting the landscape.

Who builds Beam Barns?

Beam Barns Inc. entered the market in 2005 to give customers the chance to custom-design their very own barn and integrate a unique post-and-beam kit. The company was founded by Christopher, who works directly with clients from concept to finished product — turning conceptual sketches into reality and keeping communication open through the entire build. Their philosophy is to help you develop the vision you see for your barn project and bring the whole process together into physical form. Beam Barns is headquartered at P.O. Box 1881, Santa Rosa Beach, FL 32459.

Built for horses, living quarters, and more
Beam Barns specifically caters to the horse industry and can create a true showplace for the equine enthusiast — horse tack rooms, custom horse stall packages, wash rooms, gathering areas, and living quarters. Beyond stables, the same architecture adapts to functional farm barns, garages, party houses, timber-frame cabins, and barns with living quarters. Whether you need a 4-stall barn, a stall barn for 30 horses, or even a Barn Home, Beam Barns builds it exactly the way you want, to match your desires and your budget. As they put it: if you can dream it, they can design it.

What is included in every package

Each kit arrives bundled and labeled for specific use, with a 15% overage on tongue-and-groove so you always have more than enough to build. Packages include cut-to-length 8" x 8" beams, 2" x 10" headers, 2" x 8" roof rafters, 2" x 6" siding nailers, 4" x 8" loft beams, planed tongue-and-groove loft flooring, kiln-dried tongue-and-groove roof deck and exterior siding, 1" x 4" trim, 1" x 10" fascia, stair stringers and material, one set of custom sliding doors (approximately 10' 2" wide each, with track and trolleys), cupola material, precut loft railing, and 3 sets of architecturally designed blueprints. Packages do NOT include labor, doors, windows, roofing, or nails.

What it costs to put one up

Beam Barns are surprisingly affordable — for not much more than a metal pole building, you can own a rustic all-wood barn that increases your property value and lasts for generations. Most lumber packages fit on one flatbed semi; freight is quoted separately and is not included in the sale price. As a planning guide, the company estimates roughly $5,000 to $7,000 to erect a 40 x 48 barn (about 2½ weeks, weather permitting) and $2,800 to $3,400 for metal roofing with insulation on that same barn, depending on steel gauge. Pre-designed blueprints are also available to purchase and download directly from the website.

How to order and get a quote

Contractors are always welcome, and Beam Barns ships lumber packages nationwide via freight delivery direct to your building site. The process moves from a preliminary custom design and shipping quote, into a contract and the blueprint phase — where you approve every detail like door, window, and stair placement — then schedules the package for shipment once your foundation is in place. Call today at (850) 267-1754; office hours are Monday through Saturday, 9:00am to 6:00pm CST, and 100% of all telephone calls are returned.

What is a Beam Barn?
A Beam Barn is a custom all-wood, post-and-beam barn kit that is architecturally designed, cut to order from rough-sawn white pine, and delivered to your building site. Every design is built around true 8" x 8" beams with a tongue-and-groove roof deck and a full loft. The packages are inspired by the traditional American barns of the past but built for today's lifestyle.
Does Beam Barns build horse barns and stables?
Yes. Beam Barns specifically caters to the horse industry and can provide a showplace for the equine enthusiast. Their barns can include horse tack rooms, custom horse stall packages, wash rooms, gathering areas, and living quarters. Whether you need a 4-stall barn or a stall barn for 30 horses, the design is built exactly the way you want.
Can a Beam Barn be turned into a home or living space?
Absolutely. Beam Barns offers barns with living quarters as well as Barn Homes and timber-frame cabins. The same post-and-beam architecture adapts to functional farm barns, garages, party houses, and full living spaces. Owners have even used a Beam Barn as a winery tasting room.
What materials are used in a Beam Barn package?
Packages use rough-sawn white pine framing, true 8" x 8" beams, 4" x 8" loft beams, and kiln-dried 5 1/4" tongue-and-groove for the roof deck and siding. Dimensional lumber such as 2" x 4", 2" x 6", 2" x 8", and 2" x 10" is supplied at actual sizes, not nominal. You will find NO plywood or T1-11 anywhere in a Beam Barn lumber package.
What comes included in a Beam Barn lumber package?
Every package includes the framing beams cut to approximate length, 2" x 10" headers, 2" x 8" roof rafters, 2" x 6" siding nailers, 4" x 8" loft beams, planed tongue-and-groove loft flooring, kiln-dried tongue-and-groove roof deck and exterior siding, trim and fascia boards, stair material and stringers, one set of custom sliding doors with track and trolleys, cupola material, and precut loft railing. Three sets of architecturally designed blueprints are also included.
What is NOT included in the package?
Beam Barns does not include labor, doors, windows, roofing, or nails in the lumber package. Freight is also quoted separately and is not part of the sale price. The company recommends turning items like roofing and electrical over to your builder or local contractors.
How much does it cost to erect a Beam Barn?
As a planning estimate, Beam Barns figures roughly $5,000 to $7,000 in labor to erect a 40 x 48 barn, taking about 2½ weeks weather permitting, though the labor market varies by region. Metal roofing with insulation for that same 40 x 48 barn typically runs $2,800 to $3,400 depending on the gauge of steel. These are guideline figures to help you budget the full project beyond the lumber package itself.
Is a Beam Barn affordable compared to a metal pole building?
Yes. Beam Barns positions its packages so that for not much more than a metal pole building, you can own a rustic all-wood beam barn. The added benefit is that a real wood barn increases your property value and lasts for generations, unlike a metal structure. Beam Barns invites buyers to compare their packages and prices against other wood-barn options.
How does Beam Barns ship the packages?
Beam Barn lumber packages are available for nationwide freight delivery direct to your building site. Most packages fit on a single flatbed semi for delivery to your area. Freight is not included in the sale price, but Beam Barns will gladly provide a freight quote based on your location.
What is the Beam Barns design and ordering process?
It starts with developing a custom design, which Beam Barns can do from scratch with a team ready to handle preliminary design quickly and affordably. Once a workable design is priced with its shipping quote, the parties enter a contract and begin the blueprint process, where the client approves all final details like door, window, and stair placement. After the foundation is in place, the barn package is scheduled for shipment.
Can I buy just the blueprints?
Yes. Beam Barns offers a large selection of pre-designed blueprints that are available for purchase and download directly from their website. Every full lumber package also includes 3 sets of architecturally designed blueprints. Note that the plans are designed for agricultural use, and commercial or residential builds may require a print stamped by an architect in your state.
Are Beam Barns plans approved for any specific use?
The blueprints are designed for agricultural use, and in most states an architecturally stamped print is not required for agricultural buildings. If you plan to use the structure for commercial or residential purposes, you may need a blueprint stamped by an architect from your state, and that additional expense is the responsibility of the purchaser. Beam Barns' architects can also modify any plan to suit your specific needs.
Are contractors and DIY builders welcome?
Contractors are always welcome at Beam Barns, and the company encourages buyers to invite their builder to browse the site and call with questions. They note their kits are easy to assemble — one contractor reported his framers had no problem even on the very first kit. Beam Barns works around DIY and busy-contractor schedules and can expedite a custom barn package when needed.
When did Beam Barns start, and who runs it?
Beam Barns Inc. entered the market in 2005, offering customers the chance to custom-design their own barn and integrate a unique post-and-beam kit. The company is led by Christopher, who customers repeatedly describe as knowledgeable, communicative, and easy to work with from design through finished product. Their philosophy is to help you develop your vision and bring the whole process together into physical form.
What do Beam Barns customers say?
Reviews highlight quality lumber and strong personal service. Bryan King of Collier Construction said his team built four barns from Beam Barns without a single issue, and the Fairchilds of Fair Oaks Farm noted their builder was astounded the lumber was the straightest he had ever worked with. Steven P G of Forty Five North winery uses his Beam Barn as a tasting room and calls it the best in Leelanau County, MI.
